Fund II surpasses its target, positioning the Firm to play offense with fresh capital and a flexible mandate

NEW YORK, October 26, 2026--Town Lane ("Town Lane" or the "Firm"), a boutique real estate investment firm, today announced the final close of Town Lane Real Estate Opportunities Fund II ("Fund II") at its hard cap with $1.9 billion in investor commitments, up from the $1.25 billion raised for its inaugural fund in 2024. Fund II surpassed its $1.5 billion target over the course of the summer and is backed by a diverse group of experienced institutional investors, including university endowments, charitable foundations, family offices and pension funds, with strong support from returning Fund I investors.

Town Lane was founded by Tyler Henritze, a 19-year Blackstone Real Estate veteran, together with his Co-Founder and sister Parker Morse, who spent more than a decade at Sycamore Partners. Since launching in 2024, the Firm has built a 20+ person team with deep expertise from leading investment institutions and a vast network of relationships across the industry. The result is a relationship-driven, people-first firm with an energized and entrepreneurial team designed for the next decade of real estate investing.

Consistent with Fund I, Fund II has a flexible mandate to invest opportunistically across commercial real estate sectors and throughout the capital stack in the United States. Town Lane's investment strategy seeks to drive outsized results by combining the benefits of captive operating capabilities and platforms in high conviction themes with the flexibility to opportunistically capitalize on episodic market dislocation. To date, the Firm has invested behind resilient themes with durable supply and demand fundamentals including senior housing, necessity retail, small-format industrial and powered shell data centers.

"We are fortunate to be playing offense with fresh capital at a time of increasing market dislocation," said Tyler Henritze, Founder and Managing Partner of Town Lane. "In today's dynamic real estate investment environment, the combination of a nimble team, a flexible mandate and ample capital to pursue larger, high conviction opportunities is a real advantage."

Co-Founder and Chief Operating Officer Parker Morse added: "We are humbled by the continued support of our Fund I investors and grateful to our new partners in Fund II who have backed us and the team we have built. Our job now is to continue to invest thoughtfully and relentlessly focus on value creation to deliver differentiated returns for our investors."
